From Third Parties. We may maintain pages on social platforms such as Instagram, Facebook, and LinkedIn; their privacy policies apply to your interactions there. We may also obtain information from property records, public records, analytics services, and marketing partners.

Communications and CRM Data. If you communicate with us by email, text, or other electronic means, or if we use customer relationship management tools to manage our interactions, we may collect message content, timestamps, delivery status, contact history, and related notes.

Automatic Data Collection. We and our Service Providers may automatically log device data (operating system, browser, screen size, IP address, general location) and activity data (pages viewed, time on page, links clicked, email opens). We use cookies, local storage, and web beacons for these purposes.

To operate the Services. To provide, operate, and improve the Site; communicate announcements, updates, and administrative messages; and respond to questions and feedback.

To manage our relationship. To maintain records of communications, track preferences, and deliver more personal service.

Follow up communications. If you have opted in, we or our Service Providers may send follow up communications by phone, email, and SMS, as permitted by law. You may opt out at any time as described in Section 6.

We may use artificial intelligence and machine learning technologies to assist with content, communications, and analysis. Examples include drafting blog posts and property descriptions, suggesting responses to inquiries, analyzing market data, and helping match properties to your stated preferences.

While we review AI assisted content for accuracy, it may contain errors. Important decisions, including real estate transactions, should be made in consultation with qualified professionals and not solely in reliance on AI generated content. You may request human review of significant decisions and provide feedback on any AI assisted material by contacting us.

Service Providers. Companies that provide hosting, information technology, CRM, email delivery, AI, and analytics services on our behalf.

Professional advisors. Lawyers, accountants, lenders, escrow officers, and insurers where necessary in the course of professional services.

Compliance, fraud prevention, and safety. As described above.

Business transfers. In connection with a corporate transaction such as a merger or acquisition, we will make reasonable efforts to require the recipient to honor this Policy.

We will not disclose phone numbers or SMS consent to any third parties for marketing purposes.

We may share certain information with advertising platforms such as Meta and Google to deliver targeted ads, measure campaign performance, build lookalike audiences, and attribute conversions. These platforms collect information through cookies, pixels, and similar technologies. We also use tracking pixels to measure email engagement and Site activity. You may see our ads on third party sites based on your browsing behavior.

Online tracking opt out. Most browsers let you block or remove cookies, including those used for interest based advertising. Mobile device settings may allow you to limit advertising IDs.

Platform opt outs. Google and Meta offer settings for limiting interest based advertising. Industry tools include the Digital Advertising Alliance and the Network Advertising Initiative.

SMS opt out. Reply STOP to any SMS communication to opt out. Reply HELP for assistance.

Email opt out. You may unsubscribe from email updates at any time using the link in our emails.

Privacy rights. Depending on your location you may have the right to request information about how we have collected and used your personal information, access a copy of it, correct inaccurate information, request deletion, and object to or restrict certain processing. To exercise these rights, contact us using the information in Section 12.

We retain personal information for as long as necessary to fulfill the purposes for which it was collected, including satisfying legal, accounting, or reporting requirements and providing the Services. Contact information and communication records are generally retained for the duration of our relationship and a reasonable period thereafter. When no longer needed, we will securely delete or anonymize it.

The Site and Services may contain links to websites and online services operated by third parties. We do not control those services and are not responsible for their actions. The presence of a link is not an endorsement of, or representation of an affiliation with, any third party.

We employ technical, organizational, and physical safeguards designed to protect personal information and follow generally accepted industry standards. No method of transmission over the Internet or method of electronic storage is completely secure. While we strive to use commercially reasonable means to protect your information, we cannot guarantee absolute security.

The Services are not intended for use by children under 18 years of age. If we learn we have collected personal information from a child under 18 without the consent of a parent or guardian as required by law, we will delete it.

Use of SMS. We use SMS to confirm appointments, share listing updates, and notify clients of important changes.

Unsubscribing. You can cancel the SMS service at any time by replying STOP. We will send a confirmation message and stop sending texts. To rejoin, sign up again.

Carrier liability. Carriers are not liable for delayed or undelivered messages.
